FREE ESTATE AGENCY FEES
Available to the first 25 qualifying property sales

The promotion is available to the first twenty-five (25) qualifying residential property instructions accepted by Greetham Gilbert.

The property must be a new instruction and must not be currently marketed or under contract with Greetham Gilbert.

The instruction must be on a sole agency basis for a minimum period of three (3) months from the date of instruction.

Should the Seller instruct another estate agent during the initial three-month sole agency period and the property is sold, exchanged or a purchaser is introduced by that agent during the sole agency period, Greetham Gilbert reserves the right to charge a fee equivalent to 1% plus VAT of the agreed sale price.

The asking price must be considered realistic and agreed by both the Seller and Greetham Gilbert. Greetham Gilbert reserves the right to decline instructions where a realistic marketing price cannot be agreed.

The property must be located within postcode areas NE25, NE26 or NE30. Properties in other nearby coastal locations may be accepted solely at Greetham Gilbert's discretion.

A Greetham Gilbert For Sale board must be displayed at the property throughout the marketing period unless prevented by legal restrictions or lease conditions.

This promotion applies solely to Greetham Gilbert's estate agency commission. The Seller remains responsible for all third-party costs including, but not limited to:

Conveyancing fees

Mortgage redemption fees

Surveys

Searches

Indemnity policies

Any other associated costs.

The offer provides a free tenant find/lettings fee when the property is placed on Greetham Gilbert's Fully Managed Service.

The Landlord must enter into a minimum two (2) year management agreement with Greetham Gilbert.

Should the management agreement be terminated by the Landlord within the initial two-year period (other than due to a material breach by Greetham Gilbert), the Landlord agrees that the previously waived lettings fee shall immediately become payable.

The promotion applies only to Greetham Gilbert's lettings fee and does not include any third-party costs including, but not limited to:

-
Inventories
-
Check-in or check-out services

Referencing
-
Deposit registration

Licensing fees
